This series is derived. It is our average of the city rows, not an official national index. The file records how it was built.

What it measures

NBS publishes new-home and resale price indexes for 70 cities. It does not publish one national percent. The line on this page is our unweighted average of the city rows for that month, expressed as a percent change from a base of 100.

That average is a derived series. It is not the official NBS national figure, and a month with a different number of city rows is labelled with that count in the file.

New homes and resales often move apart. Resales are the closer read on the existing housing stock; new homes still carry the developers' pricing.

The next NBS release date, when we have it, is the sales-price report on the NBS calendar.

Derived: unweighted average of 70 city rows in EastMoney RPT_ECONOMY_HOUSE_PRICE, minus 100 so a base-100 index reads as a percent change. Not an official NBS national index.
